August 14, 2013 -- Mink Condominium Management has been selected for the 2013 Los Angeles Award in the Condominium Operators category by the Los Angeles Award Program.

Billing and collection of
monthly assessments

 Formulate collection policy for HOA.
 Follow up on collection policy including coordination with lien and foreclosure company (at no expense to the Association) to initiate a pre lien letter and/or initiation of a small claims action for the Homeowners Association (additional fee applies).
 Monthly laser printed statements with return envelope.
 Remittance to secure bank lockbox with assessment payments deposited directly to HOA checking account.

Monthly financial statements and bank reconciliations

Monthly laser generated reports for each Homeowners Association include:

 balance sheet
 profit and loss report-monthly and year  date (actual Vs budgeted)
 delinquency report
 bank reconciliation
 status report of collection accounts.

Annual meeting or special meeting notice preparation

 Notices of annual meeting or any special meeting are prepared with a proxy and mailed to all owners (special mailing charges apply).
 Attend annual meeting and assist as needed

Budget preparation

 Detail proposed budget for board review (excel format).
 Coordination of reserve study update.
 Meet with the board of directors to review the proposed budget or e-mail the budget to board member(s).
 Preparation and mailing of final budget package with mandatory disclosures included.

Insurance quotations for master policy and earthquake insurance

 Competitive premium quotes obtained on renewal of master insurance policy and earthquake policy to ensure competitive rates given the proper limits and types of coverage.
 Review of current policy limits by existing agent annually to ensure Association has proper coverages.

Financial Management Services

 Accounts payable , bimonthly DE-542 and year end 1099 preparation.
 Laser generated checks mailed to board members for signature. Management does not sign checks. Special rush checks are processed the same or next day at no extra charge.
 Coding of all invoices in accordance with the Homeowners Association chart of accounts.
 Prepare form DE-542 (Report of Independent Contractors) mid month and at the end of each month and fax completed form(s) to the Employment Development Department to comply with the time requirement that the form be submitted within 20 days of payment.
 Year end 1099 preparation provided (additional fee applies).

Preparation of escrow demand requests and refinance packages

 Same or next day processing of all escrow paperwork for sales or refinance of individual units to ensure HOA receives all monies owing at closing including delinquent monthly assessments, special assessments, transfer fees, move in fees etc.
 Prompt completion of lender quest-ionnaires for owners refinancing.

Homeowners Association Year End Tax and Financial Statement Services

 Preparation of exemption application - form 3500
 Year end 1099, and 1096 reporting for independent contractors
 Federal and state tax returns (forms 1120, 1120h, and 100)
 State of California Exempt Organization Annual Information Return (form 199)

 Laundry room bidding and contract negotiation upon expiration of lease to maximize improvement monies awarded the Homeowners Association on renewal.
 Complimentary survey of common area lighting with fixture conversion costs and cost/benefit analysis to determine break even period for proposed expenditure.
